Louisville has once again made it to the top of a list as one of the best places in America to live! Recently an article was written touching on the affordability of owning a home in America today and the belief of some Americans as to the attainability of making the dream of homeownership a reality.
The article stated that many Americans feel it is impossible to be able to purchase a home. As we see an increase in the amount of jobs available in the labor market, wages have not risen much to match the inflation of today’s cost of living. According to Brookings Institution, the average median wage in the country for workers aged 25-54 (when adjusted for inflation) has only risen 3% since 1979.
Despite home buyer beliefs and slower rising wages, the article also went on to say that there is now more hope and help than ever for first-time homeowners and all homebuyers in general. Home mortgage rates have come way down since the recession of the not so distant past. This alone helps hugely in the ability to purchase and afford a home. Today a Conventional 97 loan requires a down payment of just 3% and an FHA (Federal Housing Administration) loan requires a minimum 3.5% down payment for buyers with a credit score of at least 580. These qualifications are much more attainable than the 10-20% down payments and 680 or higher credit requirements in the past.
Though loans are easier to qualify for, the rising costs of homes on the market across America have priced some home buyers out of their dreams of owning their own property. Even though some housing markets are rising more quickly than wages, there are still many great places across America that have affordable housing and are actually great places to live.

GOBankingRates analyzed more than 100 cities in the U.S.in the largest housing markets with data from the Zillow website to determine the best cities in America where you can own a home for less than $1,000 a month. Of the top 25 most affordable and livable cities, Louisville came in at number 18 on the list.
Here is the information for Louisville from the List of “Best Places to Own a Home for Less Than $1,000 a Month” :
Median Home List Price: $205,000
Monthly Mortgage Cost: $912
One Year Market Forecast: 3.6%
Livability Score: 62
The study took the median list price for homes in each city and used a 20% down payment, added in property taxes, as well as used a 3.68% mortgage interest rate to calculate what the estimated monthly payment would be to own a home in that city. They also used livability scores from the site AreaVibes and of course the one year market forecast for the area to round out the data and come to a final ranking on the affordability and desirability of each city.

The neighborhood of St. Matthews was once the suburb of St. Matthews prior to the annexation of the area into the city of Louisville in 2003. This neighborhood is home to Louisville’s largest shopping district on Shelbyville Road, plenty of movie theatres, and of course single-family homes that were once part of suburbia.
History of St. Matthews
The neighborhood started out as a settlement in 1779 when Colonel John Floyd purchased 2,000 acres. The land transitioned into a rural neighborhood as the land was gifted to soldiers for their service during the French and Indian War and it remained that way until a shopping center was built in the 1920s. The neighborhood saw exponential growth during the flood of 1937 as residents moved to higher ground.

Louisville Extreme Park is a skate and bike park with 24 ft full pipe, two 11 ft bowls, two 8 ft bowls, two 4 ft bowls, a 6 ft bowl, fun boxes, street course,6 ft flat bank, ledges, rails, and a 12 ft wooden vertical ramp with a 13 ft. extension. These things could affect your credit rating, financing, or your future life in the home.

Here are four things not to do when purchasing a home.
#1. Buy a home you know you can’t afford.
So many homeowners think that they can max out their budget and find the perfect home for them only to discover just a few months down the line that they no longer have any excess reserve each month if something should break or they ever want to make changes or upgrades. You might be approved for a certain amount but that doesn’t mean that you should always maxed out that budget. If you are approved for $400,000 that is the maximum amount your budget can afford. Anything more than that and you might really be suffering on a monthly basis with your budget. If you choose a home that’s about $380,000 then you know you can comfortably afford the mortgage payment plus set any excess aside in a savings account for repairs or replacements. If you determine now to set your budget and your search criteria lower than what you are approved for, you’ll feel more comfortable and less stressed later on.

#2. Not investigate the neighborhood.
So you may have found the perfect home for the perfect price but if you jump into a real estate transaction without understanding the neighborhood you might find yourself in a regrettable situation later on. If you love the home it’s best to view it during different times of the day or the week. Is it next to train tracks? How difficult is the commute route? Does your neighbor have incessantly barking dogs night and day? Are you concerned about crime rates, sexual predators in the area or distance to schools? Consider your daily lifestyle and things that you access on a daily or weekly basis. #3. Damage your credit before finalizing on your home.
I can’t tell you how frustrating it is for buyers to sit down at the closing table only to realize that they are no longer approved as they once were. Once you get <a href="https://www.weselllouisville.com/buy/mortgage-calculator/" target="_blank">approved for a home loan</a> you don’t want to make any major financial changes. This includes making a large purchase, applying for credit cards or other loans or changing jobs. It’s a good idea to put a freeze on all of your finances until the transaction is complete. You don’t want to lose a great interest rate because you applied for more loans and now your loan to income ratio is off. It’s best not to make any financial changes during the time when you are approved for a loan when you close on the home.
#4. Not really knowing what you want.
If you are a <a href="https://www.weselllouisville.com/buy/">first-time homebuyer</a> you may not understand everything you really need in a home. Of course, you’ve probably rented for some time so you do understand a few of the items that you need on a daily or weekly basis but consider long-term; are you planning on expanding your family? Downsizing or including four-legged friends in your family or household? Understanding what you really want in a home and making notes along the way will help get you into a home that you love not only instantly but for long-term as well. Make notes of items that you like about a home and don’t like; take pictures of things you’ve never thought of before or features that you’d like to see in your home. Hosting a Thanksgiving feast means spending a lot of time in the kitchen. Since you will be hanging out in there preparing delicious dishes most of the day, it is a good idea to give your kitchen a deep cleaning before the cooking to make your job easier and more enjoyable.

Get your sink ready to rinse and prep food and then hold dirty pots and pans once the cooking has begun. Give it a good scrub with an all-purpose cleaner or a homemade vinegar solution. Make sure the drains are clear and clean with baking soda. Clean the drain with a half cup of baking soda poured down the drain followed by a cup of heated white vinegar. Let this sit and fizz a few minutes and follow with a quart of boiling water poured down the disposal to flush everything down.
After all the cooking is done send some frozen citrus peels through the disposal to freshen it up.
Dishwasher
On Thanksgiving, your dishwasher is going to be working overtime with the high volume of dishes. Give your dishwasher a quick clean before the big day not only to make it look and smell pretty, but to help it perform better as well. Use these steps to get your dishwasher ready for Thanksgiving Day.
Clean the Drain- remove the bottom dish rack and remove any buildup or food caught in the drain.
Perform a Vinegar Wash- place a cup of white vinegar into a dishwasher-safe container on the top rack and run a hot water cycle.
Finish with a Baking Soda Rinse- sprinkle a cup of baking soda all over the bottom of the dishwasher and run the shortest cycle with hot water.
Now you are ready to clean some dishes efficiently and odor free!
Counters
Give the counters a good cleaning to be ready for all the stuff that will be spread across them. Don’t just give them a quick wipe down. Take all of the stuff that usually resides on them like the toaster, the coffee maker, sugar canister, cookie jar, etc. and place them somewhere else while you clean the entire counter. If you have stone or tile counters consider having them professionally cleaned and sealed to be in their best ready condition.
Fridge
Before you go shopping for the ingredients of the big meal is a great time to clean out the fridge. Get rid of all the old food and condiments that never get used to make room and give all the surfaces a quick spritz and wipe down with a vinegar and water solution.
Floors
Now that everything above ground is clean, it is time to give attention to the floors. Shake out rugs or stick them in the laundry if possible. Sweep or vacuum the floors and follow up with a good mopping. Now is a great time to have a professional floor cleaning and sealing. Sealing will help to make stains and spills easier to clean.

Flood insurance is available to owners and renters of homes and condos as well as commercial owners and renters. Here are 8 crucial questions you should be asking a potential home inspector:
#1. What will the inspection cover?
Your inspector should ensure that the inspection and inspection report will meet all applicable requirements that the state of Washington requires as well as practice a code of ethics. You should ask about all the items included in the inspection ahead of time and verify that anything you are concerned about gets covered up front.
#2. How long have you been an inspector?
New inspectors simply don't have the experience that a seasoned and skilled inspector has. Most inspectors take between two and three hours to complete an inspection for a typical single-family house. If the inspector can complete the inspection in less than an hour, this would throw up a red flag as to how thorough they really are.
#4. How much will it cost?
A typical inspector will range between $300 and $500 but you'll also want to consider the value of the home inspection in terms of the investment being made. Cost doesn't necessarily reflect quality and cost can dramatically change based on the region, size, age of the house and scope of other services involved.
#5. How will I receive the report?
Many inspectors will provide a tentative report on site with a full report emailed or mailed at a later time. Ask how you would like to receive the report and what type of information will be available.
#6. Will you be able to attend the inspection?
Because this is probably the largest investment and purchase you'll ever make it is imperative to be present during the inspection. You'll want to ask questions, learn about your home and find out as much as possible before finalizing the sale.
#7. Do you participate in continuing education?
All inspectors are required to participate in continuing education for the state of Washington but you’ll want to verify that this is kept up-to-date. Just because this is the rule doesn't mean that everyone will follow it. It's important to know that your inspector stays up-to-date with codes and laws.
#8. What if I need an additional inspection?
If there's anything wrong with the house that may need an additional inspection such as a roof certification, additional septic or plumbing inspection or other repairs, your inspector should be able to recommend an additional inspection and some resources to contact.

Use Parent's Equity in a Bidding War?I just read this article today on <a href="http://www.msn.com/en-us/money/home-loans/millennials-new-weapon-in-bidding-wars-a-parents-home-equity/ar-AAtgf4i" target="_blank" rel="noopener">MSN Money</a> talking about millennial's using their parents home equity as a new weapon in a bidding war. Now, before you completely disregard this idea let's think about the implications of this and how it can be a benefit or a detriment to both parties.
They call it a mortgage merry-go-round; parents can refinance their home to fund the cost of their adult child's new home purchase. This makes the kid a desirable all cash buyer in an area where bidding wars are common. Certain micro markets around Nashville have become hot to seller markets and bidding wars are not uncommon. Having all cash buyer and a quick sale makes it a very attractive offer for sellers. But, do parents really do this and how beneficial is it?
Sellers typically prefer cash even though the terms may not be as attractive as a financed offer. <a href="https://www.weselllouisville.com/sell/">Sellers</a> need to weigh all costs and terms when determining which offer to choose. Use the purchase price is above the list price and it can't be appraised for the higher value, a cash offer can be very attractive. A cash offer doesn't need to be at market value because there is no appraisal there's no home loan. Sellers could get more for their home and the kids are now indebted to their parents instead of a lender.

Is this a sign of how difficult it is for millennial's to get into the housing market even for a starter home? Starter homes are typically the fiercest competition and bringing in all cash offer on a starter home in any community is extremely attractive.
But what about just a down payment?
Receiving gifts from parents for the down payment on a home is not a new concept. We have seen it for decades and as long as it is not a loan, lenders typically have no issue with borrowers receiving a gift of a down payment or earnest money deposit from parents or really anyone. But we're talking about the entire purchase price of a home here.
This is not going to work for everyone. Parents need to have enough equity in their home to make a refinance worth it. Both parties must be willing to take on the added cost of two new loans. The adult children need to pay their parents back and parents now have a hefty are refinanced alone or two mortgages. Parents can either pull out the equity in their home with a cash-out refinance or get a home equity line of credit, which is a loan against the value of a home.
This works when children you do not clarify for a home loan or they're looking to compete, as we talked about before and bidding wars. Also, parents need to make sure that they are in their house long enough to build up equity and most lenders don't want to refinance within six months of a new loan.
It's very clear that there are a lot of factors involved in this type of situation. One of the biggest may simply be bringing up the topic to parents. Having this conversation could be one of the most awkward parts of the entire transaction but, if it works out for both parties and is a benefit to all, it might be a great way for millennial's or anyone to purchase a house.

Know and Have Good Comprehension of Pre-approval and Loan Processes
Since home loans began it has always been important to have healthy finances to obtain a loan. Now more than ever, it is important to have meticulous knowledge of your financial status. Post-recession of 2007 banks are far more cautious in approving loans. They look into credit scores of all loan applicants, not just the main applicant. They want to see a healthy credit-to-debt ratio.

#3. Start on the inside and open and close all the windows and doors and check that all latches and locks work properly.
#4. Test all heating and air-conditioning systems.
#5. Confirm that all appliances are in good working order and as they should be.
#6. Flush all the toilets and check all the faucets.
#7. Test all the light switches and electrical outlets. Bring along a hairdryer or something small that can easily be plugged in to verify electricity.
#8. Test all smoke detectors and CO detectors.
#9. Make sure there are no leaks from faucets, water lines, or drainpipes and check underneath the sinks for any signs of mold, mildew, or water damage.
#10. Confirm that all bathtubs, showers, and sinks a drain properly. Run them for about a minute to see if there is a clog.
#11. Check the exterior of the home for any damage to doors, windows, screens, siding, paint, and roof.
#12. Confirm that all landscaping remains the same as it was during the inspection. If large planter boxes or pots are removed, verify that the contract states what to do with them.
#13. Verify that all items that were contracted to stay are still in the home such as drapes, curtain rods, and anything attached to the home itself.
This final walk-through is so important. I can't tell you how many times buyers have negated the final walk-through and then moved in only to find the house trashed, or something damaged. Unfortunately, there is very little that buyers can do once they've agreed and signed the papers. If something is not right, we can extend closing out until it is repaired or replaced.

As soon as you get your PCS orders make sure you have your mortgage pre-approval ready to go. (An experienced agent will help with this as well). Pre-approval can get you the house you want by being ahead of others out there that haven't done their financial homework ahead of time. But remember, once you've been pre-approved, don't go spending a ton of money or apply for credit. Your credit and finances will be checked prior to closing and you wouldn't want anything jeopardizing your chances of getting the loan.
#3. Research and Homework
Find out about a new place before you've even been there. With technology, we can literally plop our virtual selves in the middle of the street and check out the house from the sidewalk and the neighborhood before we've even been there. Map out commute routes, closest coffee shop, and kids' schools. Check out crimes rates and sex offender registers because as real estate agents, we cannot disclose this information to you, but we can direct you where to find it.
#4. Consider the time.
It may take time to sell your current home so make sure you factor that in. Additionally, Home builders are trying to build homes as fast as they can.<br />But because many of the trades got out of the industry during 2008 to 2013, finding plumbers, electricians and woodworkers are harder than ever. So construction of new homes is slower than it should be.<br />
We're seeing more buyers continuing to look for homes here in August than in years past. That's an indication that there are still plenty of buyers looking for<br />that perfect home. In fact, the most recent numbers from the Greater Louisville Association of Realtors (G.L.A.R) shows that the number of homes sold in July 2017 was down just .1% when compared to the same month in 2016. That's a clear sign that buyers are getting concerns they may not find their perfect dream home and are buying homes that they hope to turn into that dream home. Interestingly enough the number of pending homes was up 7.9% during the same time frame.
<br />That's an indication that buyers will find their home, do an inspection, asked for repairs and may not be getting the answers they want, so they pull out of the contract. Of course, some of those pending homes could also be going back on the market because the buyers find out they are not qualified financially to buy a home despite the initial pre-approval letter issued by banks and mortgage companies who are too quick to issue the letter.
<br />The number of new listings coming onto the market last month was up 1.2%, but that wasn't enough to make up for the shortage seen since the beginning of the year which is now down .7%.
<br />The most important part of the home selling picture is the absorption rate (if you turned off the faucet and no other homes were allowed on the market, the absorption rate is how long it would take existing homes to sell or absorbed). Anything over a six-month supply of homes is said to be a buyers market, a 5 to 6 month supply of homes is a neutral market and anything less than a five month apply when talking about the absorption rate is said to be the seller's market.<br />
According to G.L.A.R the absorption rate in July 2017 was a 2.93 month supply, down 19.28% from July 2016. But looking at the numbers a little closer, and you notice homes above $300,000 are taking longer to sell and in the $50,000-$300,000 price range have an absorption rate of just 1.2 – 1.7-month supply. Anyone looking for a home in that $50-$300,000 price range needs to be ready to get out and see a new listing immediately and have a pre approval letter or more in hand when making the offer.
<br />We need more homes on the market in the $50,000-$300,000 price range, anyone who owns a home in that price range and is thinking of moving into a bigger house needs to read and absorb the following information. If you decide to sell now, you can get top dollar if you buy in the price range above $300,000 your agent may be able to negotiate a fantastic deal for you. Because sellers in the higher price range homes are facing a winter on the market and with potentially fewer buyers looking for homes in their price range they may be more motivated to accept a lower price.
<br />With another interest rate hike by the Fed on the horizon, buyers are trying harder than ever before to find the perfect home in the lower price range. We don't know how long this will continue, but for the housing industry, this is an amazing time to be living in.

A lot of people think they will save money by selling it themselves rather than paying a commission to the listing agent, but by the time they actually do sell, they probably drop the price lower than where would've sold in the beginning with an agent. They really haven't saved the money.

<br />But what is a listing agent supposed to do?
A listing agent is not necessarily the same agent that will bring the buyer. When you decide to sell your house the listing agent will write up a contract and in that contrac, it will state how much commission the agent(s) will receive from the actual sale of the property. A typical commission is about 6%. When there are two agents involved, both the buyer's agent and the listing agent, that is typically split down the middle. If the same agent that lists the property also brings the buyer, that listing agent could receive the full 6% commission or it can be negotiated, but once it's in the contract, it is set in stone. Sellers could write in a negotiation to the commission. Let's so that if there is a buyers agent and the listing agent, the total commission would be 6% but if the listing agent also brings the buyer can reduce that to about 5% or less.
Everything is negotiable once it's in writing, it usually can't be changed without prior agreement.

Listing agents primary job is to facilitate the transaction on the seller's behalf. It is not required for the listing agent to perform an open house although many agents will agree to do so for the seller. Open houses are fine, but statistics have proven that it is not the best way to sell a house. It is, however, the best way for the neighbors to snoop through your house. A little industry secret is that most open houses are for the listing agent to gain new buyers, not necessarily to sell the house, although it does still happen.
The listing agent also must market the property on the local MLS (multiple listing service). Every county or region in the US has their own MLS and the majority of homebuyers and buyers agents will start their search on the MLS. Many real estate companies and large websites will have access to the local MLS, but only the actual MLS will have every listing by licensed agent for that area. This is why having a buyers agent look through their own MLS is really the best way to find exactly what you want. Not every listing will be posted on national websites.

It is the listing agent's job to present the property appropriately. Agents will often use tricky terminology such as cozy to describe a very small house or "bring your ideas", which typically means the home is a fixer-upper. Buyers agents have also gotten very skilled at translating these terms for their buyers so it would be best for the listing agent to represent the home exactly as it is. It's important for the agent to identify as much about the property as possible including size, location, features, how many rooms, size, garage space and any outbuildings.
This listing will go out throughout the MLS and national real estate websites an agent may even promote the property on their own website or social media although it is not required. This is important to ask you listing agent to make sure that as many buyers as possible have access to view the property.
The Listing agent will take photos of the property. Not every agent will take amazing, fabulous, blow your mind photos so it's important to ask about it. Some will hire a great photographer and as we all know, photos can make or break a sale! It's so important to have awesome, clear and genuine photos of a listing.

The listing agent will also negotiate the contract on the seller's behalf. It is the listing agent's responsibility to advise and give suggestions to the seller on how to handle offers, counteroffers, contingencies and any addendum's that come along. A listing agent is to explain and help the seller understand exactly how to price, market, and accept offers. The region has already done the research needed to price the home appropriately. A good listing agent will be honest with you about the price; about listing agent will tell you anything you want to hear. This usually ends in frustration later on when the home will sell due to a higher price.

If the real estate agent has dozens of active clients, they may not have time for you when you need it. It's important to know that your agent has your back when needed. Time is of the essence when it comes to real estate transactions and if you need to jump on a property right away or get things signed in a timely manner, it's important to be able to get a hold of your agent to get these things done.
Q. How long has the home been on the market and what is the sales history?
If the home has been on the market for over six months, chances are it's either overpriced or there something wrong with it. Ask your real estate agent if the property has been under contract, gone through the inspection and then put back on the market. This usually is an indication there is something wrong with the home found at inspection. Ask if you can see past inspection reports or with the history of the property listing it is.
Q. What are the property taxes like and monthly maintenance and utility costs?
This is an especially important question if you are going from a renter or a property that has low utility costs to a larger property in where you will be responsible for all of the maintenance fees. You need to make sure that you can comfortably manage additional utility fees, monthly maintenance costs, and the property tax.

It is no great real estate secret that a home in the most popular location or inside the boundaries of the best school district are going to sell for a higher price. Location is a huge facter in what sells homes for premium prices. So what location factors can bring down the value of a home? What is it is about a neighborhood that causes homes to sell for less money?
Realtor.com has put together a list of neighborhood features that bring down property value. Along with the list, they also provided a percentage of just how much each feature negatively effects the value of a home. They came up with this number by looking at home prices next to facilities known to bring down home value and compared them to the median home price for that city. They polled the 100 largest metropolitan areas across the country.

Bad School
Brings Down Value 22.2%
Young families looking for homes are going to look for homes zoned for the best schools. Homes zoned for schools with low ratings are not highly sought after. Living inside the boundaries of a poorly performing school brings down property value more than other factors. The median home price of homes inside zip codes with schools rated 1 to 3 out of 10 according to great schools is $155,000.
Strip Club
Brings Down Value 14.7%
This one seems to be expected on this list. Very few people would want to live near an adult themed club, especially a young family. Places like these usually have loud music blaring and a crew of unsavory people hanging around outside. Realtor.com tracked many neighborhoods with strip clubs in the largest metropolitan areas and one stood out the most with 10 clubs in one neighborhood. Washington Park in East St. Louis, IL. There have only been a handful of homes sold in this neighborhood over the last three years and the median price is $10,000.
Lots of Rentals
Brings Down Value 13.8%
Does a location with a high concentration of rental units/buildings lower the property value of the neighborhood? Its hard to get an exact analysis on this factor, but results of the research showed that areas with a higher numbers of rentable homes had lower property values.
Homeless Shelter
Brings Down Value 12.7%
Homeless shelters can be the unloved misfit of a neighborhood. While there is no hard and fast evidence that a homeless shelter brings in more crime, shelters do bring in a motley crew and emergency call numbers do go up in the areas near homeless shelters. Areas with homeless shelters have a lower property value of almost 13%.
Cemetery
Brings Value Down 12.3%
Though neighborhoods with cemeteries are more quiet, there are some who prefer not to live near the non-living. The median price of homes in zip codes studied with cemeteries was 12% lower than neighboring zip codes.
Factors that Bring Down Value less than 10%
These last factors bring down property values less than 10%, but are still worth noting.
Funeral Homes- 6.5%
Power Plants- 5.3%
Shooting Range-3.7%
Hospitals-3.2%

Plain and simple it was a lack of inventory that caused sales to drop by 6% last month compared to February 2016. Buyers are having trouble finding homes especially in the $100,000 to $349,000 price ranges (see our absorption rate chart below).
Actually, the drop in home sales could have been a lot worse considering there were 20.6% fewer homes on the market last month compared to a year before. That 20.6% drop equates to approximately 1000 homes and when the inventory only totals 3652 homes, a drop of approximately 1000 homes represents a large chunk of potential homes to buyers. Remember, buyers are desperately trying to find a home before interest rates go up again.
There are several reason homes in the $100,000 to $349,000 price range are in short supply:
Boomerang buyers (people who had their home foreclosed on or had to short sale their home between 2007 and 2014 are back in the market looking for homes.
Home builders effected by the recession closed their doors or slowed production to survive. Those home builders are regaining confidence in the economy but many of their suppliers and trades (electricians, plumbers and carpenters) either retired during the recession or found other jobs.
First time home buyers including millennials are now in the market trying to find a home.
Baby boomers are ready to downsize but can’t find a home.
Would-be sellers are concerned they won’t be able to find their next home because of perceived lack of inventory so they won’t put their home on the market.
So, the demand is out there but the inventory is hard to find. But as we mentioned not in all price ranges. In fact, in the $350,000 price range and higher homes become more available. We measure the heat of the buying market with the term “absorption rate”. If we turned off the faucet right now and did not allow any more homes to come onto the market, the absorption rate measures the number of homes on the market, buyer activity and homes going under contract. The scale is fairly simple, a six-month supply of homes or more is considered a buyers’ market. A 5 to 6 month supply is equal to a neutral market and anything less than a five-month supply of homes is said to be a sellers’ market.
Review the colorful graph below and you’ll see that homes in the $100-$349,000 price range are in a firm sellers’ market in fact you might consider it an amazingly hot sellers’ market. Also look at homes in the $700,000 price range and above, well into a buyers’ market. If you have a home in that price range you’re going to need some amazing marketing to get buyers into it. You’re up against a lot of competition and the number of buyers looking in that price range right now are minimal.

Louisville home prices are up, Louisville home Sales are up but inventory remains lower than expected but all bets are off if interest rates start climbing! The news is good for most homeowners but because of the act of inventory homebuyers could be faced with a difficult choice in the near future. What will they do if interest rates start to inch up or down in December 2016 and beyond?
It’s very possible rates could increase because during the last Presidential debate, Donald Trump talked briefly about the government artificially holding down interest rates to help the economy improve. It sounded like he was not in favor of that practice continuing if he was elected.
Yet surprisingly the day after the election mortgage rates slightly dipped. “Mortgage rates are falling because investors are seeing safe yields in U.S. mortgage backed securities, reflecting their confidence in the relative safety of the U.S. housing market,” wrote Trulia chief economist Ralph McLaughlin the day after the election.
If rates move at all buyers on the fence right now may jump off trying to find a home in a traditionally slow buying time of the year. This may set up the perfect reason for sellers thinking about putting their home on the market to explore listing their home. The lack of homes could mean a home selling for more money and faster. The graph below shows the absorption rate for homes (see the month supply on the right side). Clearly anything with a less that 5 month supply is a sellers market but homes currently over 700,000 are in a firm buyers market.

A total of 6406 contracts have closed in the last 6 months with a median sold price of $165,000. Breaking it down, we notice that the $100K - $150K price range contains the highest number of sold listings.
Alternatively, a total of 2105 listings have failed to sell in that same period of time. Listings may fail to sell for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time.

Notice that properties in the $150K - $200K price range have sold quickest over the last six months.
The recent history of sales can be seen in the two charts below. The median sold price for the last 30 days was $163,000 with a DOM of 21 days.
1. PROPERTIES FOR SALE (ACTIVE)
a.Number Active: The number of listings for sale which are currently being marketed but do not yet have a purchase agreement. ?
b.Days on Market (DOM): The marketing period of currently active listings. This does not account for some listings which have had a previous listing period, but were re-entered as a new listing. ?
c. Current List Price: The price that a property seller is currently asking. ?
2. CONTRACTS PENDING
a.Number Pending: The number of current listings for which a contract has been signed but has not yet closed. ?
b.Pending Ratio: Sometimes called a “list-to-pending ratio”. This is a measure of how fast properties are going under ?contract vs. how fast they are being listed. ?Pending Ratio = P (Number of Pending Listings) A+P (Number of Active + Pending) ?(P) represents properties that buyers have chosen?(A+P) represents the entire pool from which they have chosen ?
3. OFF-MARKET
